Pre-construction homes

Signing now, closing much later.

Pre-construction asks you to commit long before anyone can approve you — sometimes years before. That gap is the whole challenge.

Why the gap matters

No lender will hold an approval open for years. Your income, your credit and the lending rules themselves can all change between signing and closing, and the property has to appraise at completion.

People sign with a rough idea of affordability today and no plan for qualifying at a date they can't see.

How I work it

The work starts long before the file does — understanding what has to stay true about your finances between now and closing, and what would put the completion at risk.

Closer to the date, the file gets built and placed with a lender comfortable with the property and the timeline.

This is for you if

  • You've bought off-plan and completion is a way off
  • You want to know whether you'll still qualify at closing
  • You're considering an assignment
  • Your circumstances have changed since you signed

Think this is your situation?

Send me the details and I'll tell you straight away where you stand — including if the answer is that it needs work first.
